LOVE TO BE SOICAL, LOVE TO BE FIT?

Vancouver is an amazing city year round but I think we can all agree that when summer hits we fall in love with her all over again.  We get outside more, we hang out with friends more, we travel more, we indulge more and so on. HOW WAS THE MARKET IN JUNE OF 2014?

The Summer Market is just as hot as the weather!  Sorry, had to.  In all seriousness the Real Estate market is looking very strong.  In Greater Vancouver the Sales to Active Listings Ratio is 21.3%.  The analysts say when that ratio gets below 12% we see downward pressure on prices and when the reach 22-23% we see upward pressure on prices.  

Please keep in ming that areas and price points vary.  While some areas are experiencing a sellers market others can be in a buyers market.  

In my personal experience with clients I'm getting a good amount of showing activity and offers on my listings in a very good time frame.  We can often expect an offer in the first week of being on the market.  When working with buyers it's imperative that we visit new listings as soon as they hit the market.  Some Realtors are holding off on presenting offers until after the first open houses while others will present them right away.  Because strategies differ from Realtor to Realtor we need to be quick so we are not missing out.
